Mastering Real Estate Cost Sheets: Eliminate Calculation Errors
A real estate cost sheet is the formal pricing quote provided to a buyer detailing the complete cost breakdown of a property. When sales executives manually calculate complex variables—such as floor rise escalation, corner unit PLC, clubhouse fees, and applicable GST—calculation mistakes lead to customer mistrust and deal cancellations.
The Anatomy of a Complete Real Estate Cost Sheet
- Base Unit Price: Carpet Area / Super Area × Base Selling Price (BSP) per sq. ft.
- Floor Rise Charges (FRC): Progressive rate increase per floor (e.g. Rs. 25 per sq. ft. from 5th floor upward).
- Preferential Location Charges (PLC): Premium percentage for corner units, garden facing, or pool views.
- Fixed Infrastructure Charges: Covered Car Parking, Clubhouse Membership, Electricity & Water Meter, and Advance Maintenance.
- Statutory Taxes & Duties: GST (1% for affordable housing, 5% for standard residential), Stamp Duty (5% - 7%), and Registration fees.
